Chuck Mureddu — Managing Director


Chuck has more than 30 years of combined mortgage lending experience including appraisal management, institutional risk, loss mitigation, and whole loan exit and securitization strategies. During the past 17 years, Chuck held senior level positions as Director of Valuation Risk and Chief Appraiser for Net Bank, Resource Bancshares, Bfirst Residential, and Fleet Mortgage Company. Chuck also owned and operated Alden Appraisal Group, Inc. in Newport, Rhode Island specializing in commercial and litigation appraisals, and large estate homes including Belcourt Castle of Newport. Chuck is a general associate member of the Appraisal Institute and is a Certified General Appraiser in Rhode Island, Massachusetts, and Connecticut. He has been qualified as an expert witness for various zoning boards, US District and US Bankruptcy Courts and served as a Subject Matter Expert for the appraisal qualifications Board (AQB) participating in the development of the National Certified General Appraiser exam. Chuck is featured in several industry publications regarding secondary market expectations, fraud, and how to leverage automated collateral technology.

Cindi Harris — COO


Cindi has 20 years of experience in the residential real estate appraisal industry. Her knowledge base encompasses years of national appraisal review, appraisal management, project management and work on related technology applications. She spent close to 15 of the years employed by large lending institutions including Bank of America and Washington Mutual. Cindi currently holds the position of CEO and Co-Founder of Investment Data Solutions, LLC.

Cindi's appraisal career began at Bank of America where she participated in an extensive appraiser trainee program and graduated to become a licensed production appraiser. She left Bank of America for Washington Mutual and became a senior appraiser/reviewer. Her career progressed at WAMU and she became part of the project team working with FNC, Accenture and the WAMU team to implement a new company wide appraisal management system. Cindi was promoted to Assistant Vice President and Business Unit Manager through her contributions to the implementation of the new system. She moved on to a short stint with Hansen Quality working on loan trades all over the country. Her additional management roles include California Appraisal Production manager with American Reporting Company and Appraisal Due Diligence Manager with Fremont Investment and Loan. Cindi is a California state certified appraiser. She is an associate member of the Appraisal Institute and a member of the National Association of Female Executives. She has an AA degree from Saddleback Community College and attended Cal State Fullerton as a Political Science major.

Joe Cuffaro, SRA — CVO


Joe has over 40 years experience in the real estate lending and real estate valuation industry and holds the Professional Designation of Senior Residential Appraiser (SRA) from the Appraisal Institute. As a Regional Loan Production Manager for California Federal Savings and Loan, he opened new loan offices, trained processors, underwriters, and loan officers. Over a 19 year period, he founded and managed Cuffaro Appraisal Services and Cuffaro Consulting and Underwriting Services until he sold his company to a large title company in 1996, where he held positions of COO and EVP Business Development. He co-founded and served as President of REASON, Inc a software company that was devoted to building one of the earliest Automated Valuation Models. Once developed and accepted by many of the largest mortgage lenders it was sold to PMI Mortgage Insurance.

During that time period he held many local and national positions with the Society of Real Estate Appraisers and Appraisal Institute to include Chapter President, Appraisal Institute, San Diego Chapter. He was a national instructor of residential appraisal courses and seminars for the Society of Real Estate Appraisers, Appraisal Institute, Mortgage Bankers Association, and Association of Professional Mortgage Women. He served on the Fannie Mae Quality Control Advisory Board for many years, and was a frequent speaker, consultant and instructor for mortgage insurance companies and large national lenders. For 20 years, he was on the Board of Directors of California Market Data Cooperative, until it was sold to FNC. He was on the founding Board of Title Appraisal Vendor Management Association (TAVMA), and served on the first slate of officers as Executive Vice President.

He continues to be a guest lecturer at San Diego State University on Real Estate Valuation topics. He currently serves on the Board of Directors for the Real Estate Research Council that publishes statistical data and forecasting for the California real estate markets, and is a past President. At his alma mater, he sits on the board of advisors for the Real Estate, Finance and Law departments

Prior to being a founding member and Chief Valuation Officer of Quality Valuation Services, he served as the National Trends Manager for Washington Mutual's National Valuation Team and developed reports on the trends in the SMSA's across the country.

Tom Huffman — Co-Founder


Tom has over 20 years leading large scale technology initiatives and providing consulting services to the financial services industry. Tom was SVP, corporate officer and CIO for First American Financial. Tom was CIO for eAppraiseit and Rels valuation as well as for another First American subsidiary, Vendor Management Services. Tom lead the development of eAppraiseIT, Rels Valuation, Quantrix and other First American fulfillment platforms. Additionally, as founder of two consulting companies, he successfully developed and marketed process improvement software, information systems, custom integrations and web forms. Huffman's contributions have been widely recognized in numerous trade publications and he received a Smithsonian Institute Laureate award and Sybase Outstanding Achievement Award for his technology innovations. Huffman earned a bachelor's degree in electrical engineering from the University of Colorado.

QVS has assembled a distinguished group of individuals to guide the direction of the company. The directors and advisors are a diverse group who excel in their respective professional fields and provide experience, vision, and knowledge.

Lee Kennedy — Chairman of Advisory Board


Lee has led the successful startup of several businesses beginning in the construction trades in the late 1970's. His former General Contracting Company is still in operation under different ownership. Lee helped lead a manufacturing company to grow revenues from six million to sixty million and to a successful IPO over a five year period. He also developed several valuable patents while acting as manufacturing engineer and later as the general manager of that manufacturing firm. Lee began his real estate related career with the startup of a regional independent fee appraisal business in the mid 1980's. That business is also still in operation today.

Lee worked with the nation's largest thrift where he collaborated with AVM developers and public records vendors to develop automated valuation solutions and appraiser-assisted valuation productivity tools. Lee was part of the executive management team and a minority owner that formed to transform a regional credit bureau; American Reporting Company (ARC), to a successful regional settlement services provider including appraisal, escrow, credit and pass through title.

Lee started AVMetrics as a spin off of ARC and grew the company to over two million in contracts in thirty months and achieved profitability within 18 months. Lee has co-authored publications; AVMs 101 and AVMs 201; has written numerous articles for industry journals; and several "White Papers" on AVM Cascading logic systems, scoring methodologies and platform integration strategies. He is a recognized industry expert in the testing and use of AVMs and an authority on current AVM regulations and guidelines. Lee is a certified residential property appraiser in California.

David Girling — Advisor


David Girling was CEO for Quality Valuation Services ("QVS") before he joined the QVS Advisory Board. David brings over 20 years of financial services industry experience to his current role as a mortgage industry consultant and as a member of the QVS Advisory Board. His senior executive positions include a wide array of disciplines ranging from the origination process to ultimate delivery into the Capital Markets. Before QVS, David was the President and CEO of LogicEase Solutions (ComplianceEase), a leading provider of compliance and risk management solutions for the financial services industry where he was responsible for building an effective sales organization and for creating a brand that was widely recognized as a market leader.

Early in his career, David developed an expertise for the mortgage capital markets in executive positions at First Boston (now Credit Suisse), Shearson Lehman Mortgage and GE Capital. Later on in his career he succumbed to his entrepreneurial ambitions and worked with a number of start-ups including Ellie Mae, Sigma Designs and DWG Solutions. David was also a Vice President with PricewaterhouseCoopers™ Emerging Company Practice, where he consulted with start-up and venture capital firms in San Francisco. David recently worked for First Republic Bank in its Private Banking and Wealth Advisory Group where he acquired a working knowledge for loan origination and wealth advisory. David's background in the mortgage arena gives him a unique understanding for the mortgage origination process and the role played by the Capital Markets.

David holds an MBA from the Anderson Graduate School of Management at the University of California at Los Angeles (UCLA) and he graduated from the University of Southern California (USC) with a Bachelor of Arts in Business Administration.

Don Lampe — Advisor


Don Lampe is a partner at the law firm of Womble Carlyle where he leads the Firm's Regulatory Compliance and Consumer Credit Practice Team within the Capital Markets Practice Group from the Firm's Charlotte office. He co-heads the Firm's Economic Stability and Solutions Team. He maintains a national and Southeast-regional practice representing banks, thrifts, finance companies, insurance companies and other financial service providers (including major secondary market participants) in complex consumer financial services and banking regulatory matters. His experience includes compliance, regulatory, litigation, legislative, corporate and contract-related engagements involving TILA, RESPA, FDCPA, FCRA/FACTA, HERA, ECOA, HMDA and fair lending, GLBA, government lending programs (including VA, FHA and USDA) and state consumer credit laws. He has significant experience in government enforcement actions, serving as counsel to industry respondents in actions brought by state and federal regulators. Don has years of experience in matters of federal preemption and challenges of financial services providers posed by the interplay of federal and state laws. He is a recognized leader in representing technology vendors and other service providers to the financial services industry.

With the Regulatory Compliance and Consumer Credit Practice Team, he regularly advises creditors, loan servicers, collection agencies and secondary market participants on multi-state licensing regulations and substantive consumer credit laws and regulations across the country. The Team currently is advising financial institutions and vendors on challenges and opportunities under the Emergency Economic Stabilization Act of 2008 and related regulatory initiatives. He has worked with banking and vendor clients over the years on regulatory and business aspects of payment systems, electronic funds transfers and deposit products. Recently, he has led teams of Firm attorneys as regulatory and due diligence counsel in a number of complex corporate acquisition and sale transactions. He works with Firm attorneys on the Privacy Team in privacy, information security and data sharing engagements for numerous of the Firm's financial services and business clients.

Don frequently is called on to advise and represent national trade groups and industry organizations in the banking and consumer financial services sector. He testified at the Federal Reserve Board hearings on mortgage regulation in 2000. He was asked to address a panel of senior federal banking regulators in 2007 on the impact of regulation on secondary markets and testified before the U.S. Congress twice in 2007 on comprehensive housing finance legislation.

Silvia San Nicolas — Advisor


Silvia San Nicolas is a founder and principal of Richter Management Group, a mortgage and capital markets services company based in Carmel, California. Richter's core competency is the facilitation of execution based trades of whole loan portfolio assets and strategic advisement on collateral risk data and valuation applications to the secondary market, managed hedge funds and private equity funds. Silvia San Nicolas has over 19 years of insurance, law, real estate and mortgage banking & lending experience. Before joining Richter Management Group, Silvia was Senior Corporate Strategist and General Counsel for Bluebook International and was primarily responsible for strategic initiatives in alternative markets, marketing, and channel distribution in the appraisal and mortgage verticals. Silvia's recent experience includes serving as a strategic advisor on residual risk mitigation strategies, due diligence sufficiency and mortgage litigation. Silvia has served as a corporate officer broker for a prominent property management firm located in Newport Beach. Her career includes servicing as a mortgage broker, a general property adjuster for a major P & C insurer and as a partner in a Washington law firm. Silvia is a graduate of UC Berkeley and Seattle University School of Law, a member of both the California and Washington State Bar, is a licensed broker, and holds the insurance designation of a Senior Claims Law Associate.

Michael Lea — Advisor


Dr. Michael Lea is the Director of the Corky McMillin Center for Real Estate at San Diego State University. In that capacity he is responsible for improving real estate education, industry outreach and research. Dr. Lea is also a principal of Cardiff Economic Consulting, with a focus on the analysis of domestic and international mortgage markets and institutions. He has over 25 years of financial services industry experience, including more than 18 years of international advisory work in 28 countries spanning 6 continents. He has provided advice on a wide variety of mortgage topics as a consultant to international development agencies, government-sponsored enterprises, trade groups, regulatory agencies and major private sector financial institutions in developed and emerging markets and the U.S.

Dr. Lea has a unique combination of research experience, senior operational responsibility in major financial institutions, and high-level participation in public policy formulation. He has served in senior executive positions at Countrywide Financial Corporation, Imperial Corporation of America and the Federal Home Loan Mortgage Corporation (Freddie Mac). He founded and was President of Cardiff Consulting Services, a firm specializing in the analysis of housing finance markets and institutions in the US and abroad. He also served as a staff member for the President's Commission on Housing and was a Brookings Institution economic policy fellow at the U.S. Department of Housing and Urban Development.

Dr. Lea is an internationally known authority on housing and mortgage finance. He has published over 75 articles and book chapters. He has organized several conferences and made numerous presentations to government agencies, legislative committees, multi-lateral institutions, corporate boards and management, trade groups and academic and professional organizations. He has taught at Cornell University, San Diego State University, the University of California, San Diego and the Wharton International Housing Finance Program at the University of Pennsylvania. He received his Ph.D. in economics from the University of North Carolina, Chapel Hill.
