I recently did an appraisal where the real estate agent was not at our appointment becuase she had been hospitalized for a stress related issue. She is a life long agent I had never met. I was met by her 30something son who was one of her partners. Complex assignment beautiful house with 20 years of deferred maintenance.
I got to thinking when I left. This agent is probably worried sick about her transactions. Was thinking I need to get a message that everything is alright. You know I could not promise a value, my report was not finished and would not be for a couple of days. There were agents and municipalities to call and confirm data with, lots of loose ends. We had a well septic, huge house with inlaw everything that had to be checked and verified.
I thought, I’ll send flowers with my card….. I was driving my comps looked up and there was a florist in the middle of nowhere. Dropped in picked out a modest arrangement. Had it sent to the hospital.
Flash forward 1 month. Was asked to bid an assignment in the same area for one of the BIG THREE lenders. Heard nothing back. A couple of weeks later I get a call that the appraiser they chose had “an emergency” and they asked if I would take the assignment which was now a customer service issue.
Well I figured out the “emergency” there were no comps, none, lots of listings and pendings but nothing closed. One of my pending sales was listed with the hospitalized agent. Well I called, she said she cried when she got the flowers. She knew exactly what the flowers and card meant (no promises but I was out there taking care of her appraisal the best I could).
She gave me contacts and sales that were hard to find. I had my comps for this new assignment.
Went back to the BIG THREE and they had given the assignment to someone else. Apparently I was being “broadcasted” to but was not made aware of it. I do not do broadcast work of anykind.
Then to add insult to injury I was sent a list of there reasonable and customary fees last night. $225.00 for a 1004.
I am writing this story to you because it speaks to the fact that we can have excellent realtionships with realtors and others involved in the transaction with out being influenced with regards to outcomes and values. These realtionships are very valuable.
When the next appraiser has an “emergency” I wonder if they are going to try and give me that assignment again???? Not for $225.00 that’s for sure.
You know why you are my favoriter client? , you pay the best you can, reviewers are there to help when things get complicated, reviews and value appeals are handled with such respect and the customer service representatives are the best in the business. Most of all you are smart enough to know that working together is the cornerstone of our success.
